Job Summary
We are seeking a dedicated and experienced Maintenance Supervisor to lead our maintenance operations and ensure our facilities remain in excellent condition. This role is responsible for overseeing routine inspections, managing repairs, and performing preventative maintenance to keep all building systems and equipment operating efficiently. The ideal candidate is a hands-on leader, effective problem solver, and dependable team player with prior maintenance experience—preferably within a Class-A Multifamily property. Responsibilities:
- Meet with the Community Manager to review all upcoming needs and activities.
- Review the current service requests and determine what steps need to be taken to complete the work.
- Prioritize the service requests:
- Address emergencies first. Determine appropriate action for Emergencies
- Review service requests requiring a vendor assignment and gather updates from vendors.
- Address make-readies (give priority to move-ins), general nonemergency apartment repairs, and preventive maintenance.
- Use the Property Management Software, review the move-in and move-out schedule, and any vacant apartments available for showing:
- Update Turn Status.
- Assess the needs for these homes.
- Assign tasks as necessary.
- Check all new service requests throughout the day.
- Walk the tour paths and through the community to ensure the grounds are clean.
- Determine any parts that need to be ordered.
- Ensure purchases are within the parameters of the community's operating budget.
- Complete a purchase order.
- Plan and conduct regular daily or weekly meetings with team to ensure all pending items are handled
- Handle common area amenity tasks such as trash pick-up, pool cleaning, organizing furniture.
- Additional projects as assigned.
Qualifications
- High school diploma/GED or equivalent
- At least 5 years of maintenance experience
- Knowledge of heating and air conditioning units, plumbing systems, and electrical systems
- Advanced understanding of maintenance equipment, procedures, and techniques
- Available to be on call and respond to maintenance requests on nights and weekends
- Excellent work ethic, communication skills, time management skills, and attention to detail
- Yardi experience is a plus
Compensation: $25.00 - $35.00 per hour
