About the Role

We are seeking a dedicated and experienced Maintenance Manager to lead our maintenance operations and ensure our community remains in excellent condition. This role is responsible for overseeing routine inspections, managing repairs, and performing preventative maintenance to keep all building systems and equipment operating efficiently. The ideal candidate is a hands-on leader, effective problem solver, and dependable team player with a strong background in multi-family maintenance.

Responsibilities

  • Meet with the Community Manager to review upcoming needs and activities.
  • Review current service requests and determine the steps needed to complete the work.
  • Prioritize service requests: 
    • Address emergencies first and determine the appropriate course of action.
    • Review requests requiring vendor assignment and gather status updates from vendors.
    • Address make-readies (prioritizing move-ins), general non-emergency apartment repairs, and preventive maintenance.
  • Use property management software to review the move-in/move-out schedule and vacant apartments available for showing: 
    • Update turn status.
    • Assess unit needs.
    • Assign tasks as necessary.
  • Monitor and respond to new service requests throughout the day.
  • Walk tour paths and community grounds to ensure cleanliness and curb appeal.
  • Determine parts and supplies that need to be ordered: 
    • Ensure purchases stay within the community's operating budget.
    • Complete purchase orders as needed.
  • Plan and lead regular team meetings to ensure all pending items are addressed.
  • Oversee common area amenity upkeep, including trash pick-up, pool cleaning, and furniture organization.
  • Take on additional projects as assigned.

Qualifications

  • High school diploma/GED or equivalent
  • 3+ years of experience as a Maintenance Manager/Supervisor at a multi-family property
  • HVAC Certification required
  • Pool Certification required
  • Strong knowledge of heating and air conditioning units, plumbing systems, and electrical systems
  • Advanced understanding of maintenance equipment, procedures, and techniques
  • Availability to be on call and respond to maintenance requests on nights and weekends
  • Excellent work ethic, communication skills, time management skills, and attention to detail
  • Yardi experience is a plus
Compensation: $25.00 - $35.00 per hour
